Damage ceiling during new flat roof repair

Hi hope someone can help. I noticed a damp patch on my celling not long after it was re plastered, the coving was also cracking. I had a few roofers out and all agreed the roof needed fixing. It was repaired around a year ago. I noticed it still wasn’t right after a few months so he came back and covered the roof in some sort of sealer which he said would be fine. But it’s still not been right. He has now come back and said he would take the whole roof off and re do it. Today they came to do it. I now have lots of hole marks in my ceiling in line with the board nails and parts that have cracked. He also said he doesn’t think the roof was leaking and it may have just been condensation. I’m no roof expert so this isn’t my fault he should have picked up on that surely. They have also finished for the day and left all the rubbish across my garden, including the boards with nails sticking out. Not in a pile just chucked where it landed when they threw it from the roof. Is this normal am I right to be annoyed about this? Also is it normal for the celling to be damaged in this way? He said they will fill it but it was freshly plastered a year ok, so it’s not just small homes there are some bigger areas that have come down too which I don’t think a bit of polly filler will fix.

Condensation occurs when cold air meets warm air. This is normally caused when there’s a lack of insulation either above ceiling level (cold roof) or lack of insulation on roof level (warm roof). When it’s comes to wholes through your ceiling that’s just down to lack off attention/using the wrong hardware. The rubbish that he left, you care completely in the right for being annoyed about especially with nails etc still exposed. My opinion would be before he starts work again on your property you should explain your concerns to him and if he doesn’t help you any further, tell him to stop work and you should ask for a part invoice for work already completed and get a quote to fix your ceiling and see how much the difference is and then speak to him about how to proceed from there.

Get a surveyor to look at it. Show.the report the builder and ask him to address the work according to the report. If he refuses get a solicitor to send a letter and take him to court.
