Leak where pitch roof meets flat roof

Anonymous user 09/03/2024 - 3.36 PM

We had an extension completed 3 months ago. There is a pitch roof meeting a flat roof (single ply membrane). This week a leak has appeared, with a wet patch on the ceiling. It appears to be under where the pitch meets flat. The roofer suggested just putting some sealant around the area. Is this an appropriate solution? We expect the roof to last for hopefully 20 years ( will check the guarantee) and I can't see how the sealant will last that long? Thanks

Are you a tradesperson and able to answer this question?

Going round and filling things with sealant is just a lazy way of trying to sort the problem. In any case you’re just masking it. I would definitely get to the source of where the water is finding its way into the property & rectify it. If the sealant gives way or isn’t solving the problem your back to square one. Hope this helps.

Sealant is a emergency solution (not long lasting ) If you got a leak 3months after works completed I'll suggest to check complete roof for potential not properly velded/glued joints on single ply membrane and especially Conection with pitched roof as you described Best Tommy

Needed to remove the 2 corses of slates from the pitch roof plus the felt membrane and fix a minimum 150mm upstand of plywood then waterproof it to stop the leak Then refitted the felt back and the slates .
