Leaking flat roof garage and wall soaked

Hello We are purchasing a house but it has a flat roof above garage leaking in one corner. Looks like it has been leaking for a very long time. The wall where the leak is is adjacent to living room/spare room is soaked. We are early into purchase stages and haven’t yet got a surveyor over. However, can someone please let us know if structural damage has happened and it’s too late and too costly or is it still ok to repair and damp wall would get better? Also what would the average cost be please? Wish I could put photos up to show. Thanks in advance

Potential yes the flat roof can we fixed or replaced if needed due to water ingress for a long period of time some structural timber work may need amendments but nothing that can't be fixed

Check the lead flashing hasn't lifted up , this would allow rain to get in with a driving wind.

Could be fixed I advise to switch the ceiling to ensure that there are no problems in the future, fixing the wall related to the level of humidity to what extent penetrates the wall and the matter can be settled with some wood and the cost will not be high
