Resitrix roof and "bubbling" /leaks

Anonymous user 09/03/2024 - 3.36 PM

Hi. I have a flat roof extension with a roof lantern. The roof covering is Resitrix. We have had an intermittent leak from around the roof lantern. A roofer (not the original builder) says the upstand is not high enough and that "bubbling" of th Resitrix is actually water than has ingressed. He recommends a complete replacement. The builder says it might just be a leak and sealing around the roof lantern (though not obvious where). Should a Resitrix have "bubbles"? Its about 2 years old. I have pictures but don't know how to post.

Are you a tradesperson and able to answer this question?

Epdm should not bubble, this means it was poorly installed, without pictures too see the roof light it is hard to access, the height and the hang over of the dome itself will all play a part in how it is sealed. And also the upstanding epdm may have broken its seal. Pictures is what I need. Hope this helps

Bubbles or blistering in a Resitrix membrane can indicate trapped air during installation, but they shouldn't be filled with water. If there's water inside the bubbles, it could suggest a problem with the installation or potential damage. Regarding the leak around the roof lantern, it's crucial to investigate thoroughly. Common areas for leaks are joints, seams, or penetrations. If the upstand is too low, it might contribute to water ingress during heavy rain. Here's a suggested approach: 1. **Inspect the Bubbles:** - If there are water-filled bubbles, it's advisable to consult the original installer or the product manufacturer. They can assess whether this is within acceptable standards or if there's a potential issue. 2. **Examine the Roof Lantern:** - Check for any visible gaps, seals, or joints around the roof lantern. Leaks often occur at these points. 3. **Consult Both Professionals:** - Get a second opinion from another roofer or waterproofing specialist. They can assess the situation and provide an independent perspective. 4. **Repair or Replace:** - Depending on the assessment, you might not need a complete replacement. Repairs, such as resealing around the roof lantern or fixing specific issues, might be sufficient. 5. **Document with Pictures:** - If you have pictures, you can document areas of concern. Share these with professionals to help them better understand the situation. Remember, it's crucial to address the issue promptly to prevent further damage. Consult with multiple professionals, compare their assessments, and consider seeking advice from the original installer or manufacturer of the Resitrix membrane.
