Leaking dormer roof and differing opinions from different roofers to fix... help?!

Anonymous user 06/03/2024 - 2.31 PM

Hello everyone I could do with some advice on our roof. We bought it 3 years ago, it was essentially brand new (developer knocked down bungalow and extended up). Based in Nottingham. We noticed a few small patches of water after about 12 months or so, contacted the the developer to see if there was any guarantee on the roof but essentially he cut us off as soon as we moved in, wouldn’t even tell us where the water meter was kept. Since then the water damage has got progressively worse, I’ll attach some photos but it’s getting worse by the day. To bring you up to speed, we’ve had 2 roofers “repair” what they thought was the issue. 2 x re sealing the lead around the dormers Valleys & ridges replaced re pointed, mortared Patch repair for a rip in the felt repaired We’ve spent nearly 3k in total now and we’re in a worse place. £1,200 and £1700 per roofer. We’ve had some wild quotes essentially telling us the whole roof needs replacing. I really need to sort this out! Hopefully someone can help.

Are you a tradesperson and able to answer this question?

Really some pictures would help but a thermal drone survey would potentially help identify areas of concern. But a water test will also do this.

I’d suggest having a call out from a roofer for a day to assess the problem. By stripping some of the roof back to felt you should get a good idea of where the water is coming in from as there will be a water mark running down the felt. That should give you a rough idea of what the issue is and go from there.

If it getting worse every day it could be condensation. Without photos your blind guessing.
