What is the best method to stop water. coming to garage.

Anonymous user 03/03/2024 - 3.47 PM

Hello Recently, a tradesperson who specialises in groundwork and foundations, did some work in my back garden to improve drainage. The original quotation was to dig trenches behind my garage and beside the walls to stop water finding its way to my garage. But on the commencement day, he changed his plan, and painted my garage floor with slurry instead. My garage floor had some cement on top of the floor by the door. He removed the cement before he painted it with slurry. My garage floor did not have any discolouration or dark patches before he painted it. I do not know what he has done. After he painted the floor, the floor now has dark patches. Also because he removed the cement on top of the floor, my garage floor is now not level, and has a gap between the bottom of the garage door and the floor, and so water and dust can get in. When I asked the tradesperson to come back and fix the problems. He said slurry does not cover discolouration or dark patches, no matter how many layers are put on. Is this true?? What can be done about the dark patches. If he had used more than one colours of slurry, will another layer of slurry hide the old layer of slurry? As to the floor not being level, the tradesperson told me that he is not going to put anything back on. Is it not his responsibility to fix the problem as it was he who failed to foresee the problem after removing the cement on top of the floor. Your prompt advice is greatly appreciated. Kam

Hi , as you mentioned that the actual job was to stop water getting access to garage. In such cases french drains are best options . As the floor is uneven now after removing the cement toplayer, need to fix the floor level first . In my opinion screeding for level is a option . It seem like unfortunately a unprofessional person finished your job. Hire any good skilled handyman nearby, im 100%sure he can fix those issues.

The dark patches on the garage floor may not be easily covered by additional layers of slurry, as slurry is typically not used to address discoloration. Regarding the uneven floor, it is generally the responsibility of the tradesperson to ensure the work is completed to a satisfactory standard. You can ask them to rectify the problem or seek a second opinion from another professional. To prevent water and dust from entering the garage, consider installing weatherstripping or repairing the concrete floor to level it with the bottom of the garage door.

Sounds like he doesn't know his job .You should of questioned him why he change the scope of work .He has opted for a quick solution. When he took off the top screed and then tanked the floor he should have relaid a new scree on top .His first option of the French drain my of helped the water egress but sounds like that wouldn't of been a good job either.Need to re screed floor and add new land drain a good tradesman would have returned .
