Patio level causing damp

Our patio is 50mm below dpc and causing an issue with ingress of water which has ruined our oak floor in the living room. We have had 2 landscapers to quote for a new patio. 1 told us we need to lower the patio while the other has suggested raising the patio to dpc line and putting in an aco drain against the house! Will this be sufficient or are we going to run in to problems especially when it comes to selling?

I would suggest raising the patio to the level of DPC and installing the aco drain would be appropriate to solve your issue

Depending on where and how the patio is falling there could be ways of fixing this matter without relaying the whole patio which is what the other two quotes seem to be doing. Ideally a patio should be at least one brick below dpc but if aco drains are installed this is plenty adequate and will definitely stop the problems your facing.
The ideal situation for this is to leave the patio at the height it is and simply install an aco drain around the perimeter of the building. Let me know if I can help.

You can leave the patio at the original height and installing an acho drain is probably the best solution many thanks matt

As per building regulations your patio should have been laid min 150mm below DPC. The patio should also fall away from the property with aco drainage installed as a further preventer from water ingress.

Before ripping it all out you could cut a gravel margin 50-100mm wide if there isn’t already one however an aco drain would be your best solution
