We have a flat roof extension at the rear of our property. We’ve lived here for 5 years and never had any problems with it. This morning we’ve noticed some water damage on the ceiling, which I assume is from the roof. We’ve had a look outside and there’s nothing obviously causing the problem. There’s been a lot of rain recently. We regularly sweep the roof and clear any debris. Do flat roofs require maintenance by a specialist at all? Advice welcome. I’m on mat leave and don’t have tons of spare cash at the minute!

Hi all felt roofs have a life expectancy it could be an over lap on the roof peeling up and letting water in but without a professional investigating the chances are you won’t spot it … could be a very simple fix
The roof could be leaking from a join, tear or even the flashing where it joins the main wall of the house. All felt flat roofs have a life expectancy but if you don't know when it was first done or the quality of felt it's difficult to tell. I would recommend you get an expert to take a look. If it does need replacing the rubber roof would be your best bet. More expensive than felt but if done properly there are no joins and should have a 25 year guarantee
Hi,if it's a felt roof it could be a lap that's failed or if the felt is past its life expectancy it could be a split in the felt.
If it's a Asphalt roof, could be a split in the Asphalt or blows.All Asphalt roofs should be painted with a solar reflective paint on completion & then every 5 years there after.
It's just routine maintenance.
If it's a liquid roof it could be pin holes in the liquid fibre glass or if the liquid roof was not applied correctly,it could be the liquid peeling.
Any lead flashing on all roofs should also be checked for leaks.
