Damp stain under corner of VELUX window

Anonymous user 23/02/2024 - 3.54 PM

I’m looking for some advice please. I had velux windows installed about 10 years ago. This year after the long periods of heavy rain I noticed a patch of damp appeared on ceiling under bottom of one window - one side is barely noticeable the other more so. Obviously I need this sorted out and have read that there could be problems with flashing or the way the roof tiles have been placed. It’s a ground floor roof so I can see it from upstairs but I can’t climb out on the roof. Is there any way for me to tell what the problem is? I don’t want to be paying money for work that doesn’t need to be done. Thanks so much for any advice

If it’s a low level roof I’m amusing it’s a shallow pitch, shallow pitched roofs and velux windows often have problems.

You’ll need to strip off tiles/slates around velux , and the check the velux edges make sure they’re not bent , they should be L shape otherwise water will go in !

Have a look at the flashing kit and check it’s been installed correctly. Is the roof a particularly shallow pitch? As it maybe that the flashing isn’t big enough for heavy water fall.

Hi, It does sound like there is a leak somewhere on that Velux. But.... before ripping everything out. Make sure it's not just condensation that's running off the inside of glass and creating a wet patch. I have known this to happen. Especially if the Velux is in a room where there's a lot of steam being created. If it is. you will need to address the condensation factor. If the window is attracting condensation the frame normally looks stained around the edges inside. I think this long wet summer has caused a lot of condensation problems. Not able to dry clothes on the line, so drying inside without the heating on. And now that nobody can afford heating it will only get worse. Good luck! Regards Paul
