Removal of internal wall - no paperwork

Hi. 3 years ago we had the wall between our kitchen and dining room removed to make it open plan. Our builder had a structural engineer come out to do the calcs for the RSJ. We are now selling our house and we have no paperwork at all in relation to this work. We've been trying to contact the builder but he is not coming back to us. Is there anywhere we can check to see if there is a building regs completion certificate without going through our builder? Or if he didn't do what he was supposed to do what can we do now? Thanks

Hi spring 86 If the works have been completed in the last few years and there is no completion certificate this does not mean the work is not up to standard. It does mean the correct procedure was not followed. However, the Local Authority Building Control department will accept an application for regularisation where no application was originally made, as long as this is within a reasonable timeframe. This can vary from council to council but is usually no more than 10-15 years. Regulation certificates can be issued without pulling apart the entire structure although some opening up will usually be required. If timing is tight or you don’t fancy a visit from the building control officer, either you or the buyer can obtain building regulation indemnity insurance which will pay out in the event that the works have not been carried out correctly. The cost of the indemnity insurance is directly linked to the cost of the house. For example, if a house is being sold for £500,000, the cost for a very straight-forward policy is £175. It is up for negotiation who pays this cost and is the quickest way of dealing with the problem. You normally obtain indemnity insurance via your conveyancing solicitor Hope this helps

Hi, have you tried your local building control authority? They should have records of any changes submitted as something like this would more than likely needed approval and compliance checks.

Hi, For paperwork you don't need the builder as he only execute the job by calculations that he had. You need to find the engineer and ask for the paper works. Also you didn't apply for planning permission from council, so they can come to check the job and give you certificate. Bare in mind for this kind of work you wouldn't need any application made through local authorities. Also for selling the house one wall removal is not that important, for instance if you have had a new wiring, you will need a certificate or of your home is listed again you do need that. Hi when you are selling your house your solicitor can get a signing off form for you to say everything is ok and structurey sound you have to pay extra for this it's about £100. If you mention this to your solicitor they will no what it is.
