Loft Conversion

Is it possible to amend RSJ structure of old loft conversion?

Anonymous user 09/03/2024 - 3.35 PM

Hello, I have an old loft conversion which was built in 1999 and has a tiny dormer. Back then my architect drew up a structure where the RSJs used in the floor weren’t wholly on one level (ie the main two RSJs at the front and rear of the house into the party walls then had other RSJs bolted onto the underside) this creates two floor levels in the loft. I want to create a full size dormer and add an ensuite but to maximise the space and get rid of the two floor levels will mean the RSJ structure needs to change. I understand that I will need to gut out the current loft. How easy would it be to amend the RSJs? Any other considerations like extra costs on top of standard loft conversion costs to consider? Thanks!

Certainly, amending the RSJ structure of an old loft conversion is within the realm of possibility. The very fact that you're aware of the previous design provides a solid foundation to determine the extent and nature of adjustments required. Every structure, especially when it's been in place for some time, comes with its unique characteristics and challenges. Therefore, it's difficult to pin down a fixed scope of remedial work without a thorough assessment, as the required modifications tend to be tailored to each specific project. Having a conversation with a structural engineer would be a beneficial next step. Cheers.

Hi, thank you for your question. well the existing RSJs are designed for small dormer & loft conversion, so you can't use them for the new plan it is the same size as the New calculation and also you need to replace all the timberwork.

Any changes you do in existing loft you new the redraw and get engineer and council involved you change size of the beams and timber size ,existing floor timbers is not going to work to create more space.
