Annoying drip on the purlin

Anonymous user 03/03/2024 - 3.47 PM

We had a new roof concrete tiles, battens and felt about 3 years ago. We have 3 purlin beams in a attic conversion. However over the last 2 weeks when we get severe rain (we live in a valley in West Yorkshire) the purlin starts dripping and when it eases it stops. The purlin is beneath the velux window but the dripping is to the bottom left of the velux but on the purlin. The velux seems in decent condition. I've looked via a stepladder out of the velux and there are no dislodged or cracked tiles so I'm literally baffled at where the dripping it emanating from. Any ideas people?

most likely an issue with the membrane not fitted properly around the window, water could be getting under the roof tiles from anywhere above or around the window all roof tiles leak a bit, but if the membrane is in good nick it will run any water down to the gutter. only needs a pin hole , may have been leaking for a while & could have rotted parts of the wooden window frame , you would need to remove the roof tiles & flashing to have a look. good luck Alex

Would suggest if possible taking tiles off and inspecting the flashing kit making sure it is all fitted properly and also checking the membrane.

Sounds to me like there's a build up of condensation most likely caused by poor ventilation

What a load of rubbish felt is never there to provide a waterproofing it’s for air flow what happened to roofs before felt did they all leak omg.The tiles/slates provide a waterproof barrier when fitted properly maybe stretched to maximum gauge or over or flashing kit is fitted wrong hope this helps
