Kitchen floor has developed a spongy area

Anonymous user 03/03/2024 - 3.46 PM

Hi our kitchen has developed a "spongy" area in the laminate flooring that I have moved a panel apart to see if I can see underneath and the board below seems damp. Now my understanding is these houses are built with like biscuit board as floating floor (probably not the right name for it) and this has potentially taken water damage which we believe was from a incident with the aging washer machine (it leaked quite badly but was due to a door not being shut properly) We have literally no idea who to call to look at it , what do we need tradesperson wise to address this? it hasn't got worse but something obviously isn't right as its now "springy" to walk on in just a localised area no bigger than about 80cms round the rest of the floor is rock hard?

Are you a tradesperson and able to answer this question?

Unfortunately either the laminate flooring or the floating floor has blown in certain areas due to the leak from the washing machine, the water has pooled between the floating floor and laminate flooring causing the floor to go spongy Only thing to do is take up the laminate flooring and remove water damaged floating floor or water damaged laminate You will need to install a humidifier in the kitchen and make sure the floor is completely dry before you replace any floating floor or you relay existing laminate flooring if you have some spare boards and it is a click system

We would first need to identify whether or not there is an active leak. If the aging washer has been replaced and there is no active leak, all that is required is for the flooring to be redone. We would have to ensure that the underlay is correctly aligned before reinstalling the new floor. An unaligned underlay would likely cause the spongy area to reappear.

You would need to ensure that the water leak has been repaired and then lift the flooring to assess the damage once this inspection is complete we would inform you of the works required. Please note you may be able to claim the repair work through your building insurance.
