Damp Proofing

One single patch of damp in bedroom of house built in 1901

The house was bought 10 years ago and had a small patch of damp in the top corner of one of the bedrooms. There is an attic bedroom on top of this with no damp. No damp anywhere else in the house - gutters were changed and flashing round chimney renewed. A sealant was applied to the outside and seemed to have sorted the problem but it has been recently redecorated and the same small patch of damp is coming through the new paintwork. The decorator used damp seal but it doesn’t seem to have worked. Any suggestions- either to fix the small patch of damp and/or stop the damp coming in ? Thanks for your help.

Often, if the plaster , not the render, is more than 3mm thick , it will absorb moisture from the atmosphere; a condition called hygroscopic dampness. This condition will cause a darkening of the decorations. Stain block May ‘cure’ this aesthetic condition but really the defective plaster needs to be removed. Test the plaster thickness by screwing a small screwdriver or pointed tool into the wall until it hits render.

Could just be staining. Go buy a tin of spray stain block for £10 and spray the area and see if it comes back 1st

If its top bedroom I would recommend looking at the lead flashing around the stack and once resolved hack off 1.2 m down from ceiling line and re render with waterproof sand and cement and skim 👍

You should cut out the stained area and replace it this will save you money in the long run but making sure it's not an outside problem first .

Housed built in 1901 are not built from cavity wall construction they are usually 14 inch solid walls of you have damp coming through then the mortar joints outside will need to be assessed also you can also drill and cream the area with dpc cream inside and outside this will stop the damp, finally check the roofline directly above the gutters for cracked slates or tiles to see if there could be any water penetrating and repair if needed these 3 fix methods should cure your damp problem thanks
