Plastering & Rendering

Exterior common wall plastered on neighbours's side beginning to peel from damp

Anonymous user 23/02/2024 - 3.53 PM

Hello, there's an external brick wall between mine and my neighbor's gardens. (We are terraced.) They had their side plastered to look more pleasing. Now they have a damp patch of peeling plaster in the middle of their plastered side. I have been advised to have my side of the wall repointed, as it is rather old and blamed for letting water in. Whilst I am happy to do whatever is required, I just want to make sure that will solve their problem. Is that how old brickwork cab react - letting in water that can undermine plastere on the other side? Or is it a possibility that the wall was not properly prepared beforehand? Is there another solution, unstead of having to re-point and repair the rustic-looking wall from my side? How likely is it that the problem with their plaster peeling off will be solved if I do? Many thanks for any advice or guidance!

Hi assuming that they’ve had it rendered then it’s possible your side not having adequate pointing could be the problem, but if who ever did there job didn’t use a waterproofing agent in the mix such as SBR

it really depends on how bad the pointing is ,if you repoint it it will need to be repointed with lime mortar to let any moisture in the wall escape, as its an outside wall it will suffer from severe condensation, rain, sleet, snow ,gales, sun, cold even more so now the cold nights are coming in no matter what you do this will not change, so for the neighbour to say its your fault is stupid, it is in fact there fault for plastering an old external wall, if they had wanted it to look a bit better they could have repointed it in lime mortar then lime washed it, modern materials and old buildings do not work as they are trying to achieve different things, bricks are porous by plastering the wall they have in effect tried to seal there side therefore trapping any moisture getting into the wall with no where to go other than try to escape through your side or by blowing the plaster on there's to escape good luck Alex

the correct mixture was not used in the preparation of the mortar and it ended up being damaged
