Need help with analysing RSJ steel box frame knock down wall/kitchen open plan quote

Hello, I need some help please. I plan to knock down wall bearing walls and open plan my box room kitchen. I had a structural engineer design an RSJ steel box frame for this. The quotes I am getting vary from £12k, £20k and £27.6k. I am struggling to understand which quote is right so I am not ripped off, who I can trust with my property so there are no structural issues if the job is not done correctly. Advice is deeply appreciated. Thank you in advance

It's quite difficult to give you a precise figure without knowing full details of work.
Price varies depending on the structural design and the materials is being used
You got the quotes you have to look into the detailed job descriptions and if any materials is include in price or not
And finally of course every different traders or companies work quality is the key factor to differentiate the prices

It depends on how large of a load bearing wall and size of the job .You have the structural drawings.The job will be overseen by building control once the steel works are done.The builder will have to dig down to find the foundations to fix the post down,and maybe to cut them into the wall .Acrow prop the wall and floor above all care must be taking into account.I can't comment on the cost as I haven't seen the drawings.The work is straight forward for those who take on these works.Choose a reliable builder .

Hard to say with out seeing drawings for the job, look at what is included in the quotations is the cost of the new kitchen, supply and fit included, electrics, plumbing, flooring etc are they like for like quotes ?

Hi,
As you mentioned, it's a box room this means your kitchen is not that big, so kitchen units and appliances are going to be around £5000. To fit a kitchen is about £3000 to £3500 including the wiring, plumbing and fittings. Your are left with labour cost of removing the load bearing wall, and since its a small, it will be very costly. most probably the RSJ is not that heavy. From what you described it looks like the £12000 makes more sense. Also make sure you made every corner clear so it's fare for you and your contractor as these type of jobs need to last for long time.
