Are the builders responsible for stopping water getting in?

Hi, I'm having my loft converted, and after weeks of delays and being let down my builder has turned around and said they need to take the whole roof off, rather than half. This they said would be at no extra cost to me, it would just make things quicker and easier for them. That's fine with me. But now they're talking about putting a "tent" up and asking for more money for it. Is it entirely necessary? It wasn't planned before. What are the chances of serious damage without it? What should the builder be doing while they work to stop water getting in while they work if we don't have it? They've said they wouldn't be responsible for leaks if we didn't have the tent, but should they be doing things to help reduce the risk? Thanks for any and all responses.

all this should have been discussed & arranged prior to anything being started its up to your builder to insurance there is as little water ingress as possible with all the best will in the world it is not guaranteed with tarpaulins, to tent it is a lot easier for the builders as he has less work to do, if its tarpaulined it needs access in the morning and sealed at night, if its tented its more or less open all the time the tent acting to prevent water ingress, but also means you can carry on working underneath regardless of the outside weather, the down side is the cost of tenting depending on the size of the property & extra £10 - £20. thousand. you have a few options either stick with what was agreed in which case your builder is now making the water tightness of your house your problem, tent the house & suck up the cost. sack them & find someone else, good luck Alex

Personally there should have been an additional cost added to the initial quote to allow for the tent .

Ther should of been a risk assessment on the property of works before as to then you would have a better understanding of of how the. Works will take place and what potential risks can be aware of before any tender is submitted

Hi . If the builder is taking your roof off its his responsibility to ensure no extra damage occurs during the project. He cant say hes going to put a tent over it and subsequently ask you to pay more money for it.

If they have quoted you properly there should be terms and conditions attached, which will then state who is responsible for what. so read them and see what it states for any required extras.
