Cracked lintel above kitchen window

Anonymous user 16/03/2024 - 2.51 PM

I’m thinking of buying a house but it has a cracked lintel above the kitchen window. The house is 17 years old. Is this a worrying sign and would it be expensive to fix? Thanks

really without looking at everything its impossible to tell if there are under lying issues could be a sign of movement in the brickwork, your surveyor should able to tell you more on whether a structural engineer is required to confirm if its historic or current movement, replacing the lintel its self is a pretty straightforward job but if there is current movement then it can become a whole different ball game, good luck Alex

if you attached a picture it would be easier to understand what it is about, usually the repair of the crack is not expensive

Iam guessing that the lintle will be some sort of stone usually on that type of lintle there's no reinforced bars I know from using them that they can crack very easily it's artificial stone but no worries they is usually a metel lintle underneath
