Inspect and replace floor joists, kitchen area 1900's Edwardian House

Anonymous user 09/03/2024 - 3.35 PM

Hi there The laminate flooring in my kitchen has started sagging in multiple places on the left side / Exterior wall side in my kitchen area (laminate in place when I bought house). I suspect my floor joists need to be replaced or sistered as maybe rotten and floor boards re-leveled, possibly if there a stump foundation, that may require repair. 1) Could this work be done, without removing my kitchen units ?. I have a long kitchen with approx 2 metres gap between units in both sides. 2) Do I need a structural builder or a carpenter ? 3) The kitchen is 20 years old, but I cant afford to replace it at the moment

Are you a tradesperson and able to answer this question?

The whole floor would need to come up unfortunately, I’d recommend ripping out and replacing the floor with a concrete slab with a dpm membrane with insulation and venting ducts to ensure air floor

First thing is to inspect the joist ends to see if it's just that .but if older house joist could be hard against the exterior wall and decayed all the way along .but need to have a look to determine course of action

The questions you ask,are very difficult to answer correctly,as you cannot see under the present flooring, until you have removed some of it and inspected the joists.Best to remove the kitchen, laminate flooring, floor boards or chipboard,if rotten replacement is required, joists supported by sleeper walls,if required.,damp course where necessary and end grains of joists treated .You cannot do the work without spending some money .Answer based on not being able to view the work involved.
