Garage door to wall conversion

Hi, We are in Brighton area and have a garage with a roll-up door in our new home. We want to replace the roll-up door with a brick wall so we can convert that garage into an additional living space. Looking to install a wall with a door + window. The dimensions of the wall would roughly be are 230cm x 230cm. Not sure if we need a planning permission or building reg permission for the conversion but any suggestions who to reach out first, the planning or building or even get help from a tradesperson or architect so we can draw some diagrams to submit to planning ? Thanks Sree

Hi ! First of all you need to contact the council and let them know what you planning to do and then they ll guide you and explain all you need to do and the regulations! SECOND STEP is all on builders hands!

Hi, planning permission is not usually required, as would be under permitted development providing the work is internal and does not involve enlarging the building, for example if you were to install a bay window then this would be deemed to be an extension to the building also. Other grey areas for home owners would be if they lived in a listed property or within a conservation area? Building regs will be required however. Even with what may appear as an ‘easy’ project if done incorrectly could cause problems therefore removal of an existing garage door and installation of a door and window there are a lot of factors that will need inspection and sign off. Excavation,DPC, restraints/tie-system, cavity/insulation/closers and correct leaf installation are all building control checks for these proposed works. I would definitely contact your local planning department first. Whilst garage conversions are often permitted development (PD) there may be restrictions on your specific property (e.g.conservation areas, Article 4 Directions, removal of PD rights on previous planning consents etc.) so I would always recommend checking first. Once planning have given you the all clear you can look for a builder. You will need building regulations for the work. Many builders will do this as part of the service but at the end of the day it is the homeowner’s responsibility so you may prefer to take control of that yourself. NB: many people don’t realise that you are not tied to using a local authority for building regulations… you may find an Approved Inpector more competitive. Good luck with the project.
