Neighbour requires access to my property for chimney repairs

My neighbour seeks to access my property to cap their tall chimneys. They intend to erect scaffolding over my adjacent flat garage roof as they have admitted its cheaper scaffolding option, rather than using scaffolding on their own property to reach their roof. However, I am concerned about the potential accidental damage that might occur during the neighbor's repairs when he might get on my flat structurally weak garage roof which also houses my boiler,water pipes and gas pipes when his builders go to repair his chimneys . Should I grant my neighbour access to using my weak garage roof or should they erect scaffolding on their side of the house? Can they get an "access order" against me for forced access?

I think the first thing for you to ensure is that you have a valid home insurance and to confirm that the company being used by your neighbor has liability insurance and that your neighbor has insurance also

Hi, To be quiet honest their repairs are not your problem, there are many ways for scaffold to be erected without using your roof for their convenience and cost savings.flat roof areas are very vulnerable to this kind of damage and giving permission is like agreeing to them causing a certain amount of damage with no insurance against that damage. Ask them to write a liability of excepting all unforseen defects after works on the area required for access. The fact its a cheaper option to access from your place is absurd. Your property insurance will not cover that and if your roof is at the stage where it keeps the weather out then don't allow access sorry no.
