Boiler flue backs onto my garden, landlord of other house arranging to change it very hastily

We have a garden office at the end of the garden. There is a boiler flue down the side of it that is attached to an adjacent property. It is down a very tight gap alongside the garden office (max 40cm, also obscured by some leaves etc). It is also at the same height as the guttering for our office. The tenant came to look the other day and I was quite happy for him to take pictures. He's now informed me the landlord has booked a new boiler to be installed on Friday. What discussions should I be looking to have here? I'm a little concerned a direct replacement wouldn't meet regulations (i.e. its so close to our guttering) and I'm also concerned about possible damage to our garden office by a tradesperson squeezing into that gap. Is it also poor form for them to have not arranged someone qualified to come and have a look first and explain the nature of the works? Should I be denying them access until I have all of this? Normally I'd not be bothered but it seems quite a delicate job. Furthermore can a boiler be installed without needing access to the flue from our side? I'm not convinced it'll come out given our garden office is in the way. The tenant said the boiler is 25y old, so its not going to be a modern flue (if such a thing exists).
