Hi I have a single storey build in progress which my builders started on July 3rd. I was told roughly 6 weeks. I don’t think we are even half way through. All I’ve asked for is the walls and roof up, as my other contacts will do electrics, plumbing and windows etc. sometimes they are not on site for up to 4 days at a time. We’ve parted with 20K with the end build costing around 40K. Not sure how long just a she’ll being built like this should take. If I challenge the builder he gets very defensive . Very frustrated
Are you a tradesperson and able to answer this question?

See where they’re at on the 6 week mark, they may have a plan in place to have it finished by then. Keep in mind they will have other clients to be on site for aswell.
It’s not uncommon for builders to go over agreed time, try not to rush them as best you can because I also see a lot of builders cutting corners to save time, and in the long run this causes more work.
Else if you feel your builders are taking too long and you have a contract, when the 6 week period is up (and it’s clearly stipulated the work will take 6 weeks) you may be able to take legal action to have part of your money back.

Hi in my personal opinion if you give a client an end date, it should be
A, realistic
B, you need to do everything possible to meet it.
I would ask the builder for a meeting and tell him your concerns regarding the time spent on site and where you are regarding the schedule.
I would also ask your architect to do a work to cost percentage evaluation to make sure you haven’t overpaid for the amount of work completed.
I would also suggest you contact your local building control department and make sure your project has been inspected this far.
Finally I would let the builder know you have other trades to arrange and they need definite start dates so they can arrange their diaries accordingly.
Good luck.

Lot's of people over promise to get the job, then feel stressed, frustrated and get all defensive because they've set themselves an impossible task. To be honest since Covid there was an increase in demand and everyone is busy even bad tradesmen and all expecting to get top money even with limited talent, experience and or dedication to the job it's a big problem people are paying top money for bad work, I'm hoping all the governments doing to reign in spending will filter out all these people "having a go". Sounds like you may have given too much upfront and you'll have to persevere with them which will be stressful, don't give them anymore, payment on completion now surely, unless they're total messers and don't have any money/ trade accounts for materials then you'll have to keep them going with materials. Good luck!
