Fascia Boards arounf rafter feet

Hello, Our home was built last year, I would say the roof went on around March 2022. The fascia boards near the rafter feet have began splitting, is this normal? I can provide photos. Thank you, Shireen

No, most definitely it’s not normal, but don’t worry about it because you have a full guarantee with it being a recently built property, you just need to get in touch with them and they organise a visit to survey the snags, hopefully this helps

you obviously have a timber facia. Virgin timber needs to be treated on both sides to avoid splitting/warping. A new house should have an eave support tray(a black plastic tray which sits on top of the facia and goes under the felt and up the rafter a short way, this stops any water collecting behind the facia and damaging it or the water returning back into your property. This is usually visible from the ground (or with binoculars), you are covered as previously suggested by either the NHBC or LABC for defective workmanship so get on to the house builder or site manger pronto!
