Are there any repercussions on Building Control for signing off inadequate existing foundations?

Anonymous user 03/03/2024 - 3.46 PM

I purchased a house with an integrated garage that had an existing single storey extension over the garage. This is now subsiding on one corner where a pillar supports the load from two steel beams. I have site visit notes from Building Control where they requested to inspect the existing foundation and subsequentely signed them off, but this is now looking to not be the case. For reference, the foundation is 300mm concrete with 550mm blockwork What usually happens in this instance? I know the usual advice is to consult your LABC but given the circumstances I am gathering information prior to doing so.

Are you a tradesperson and able to answer this question?

Very unlikely building control would accept any liability

Was garage foundations inspected so they were adequate to take second floor. If not and are inadequate for second floor you will need to underpin garage foundation to take second floor. Regards facebrickwork

I would not trust the old foundation and recommend you to get I touch with Strucktioningener. New build can be to heavy for old foundations
