Cement block garage - rain water penetration

Anonymous user 03/03/2024 - 3.46 PM

We had a garage built using cement block. Im afraid the builder made a terrible job of it One side has no rending for the bottom half as the built the garage wall so close to the boundary garden wall that they couldnt get in to render it. So water penetrates the wall when raining. The concrete base is also larger than the garage and goes all the way tot he garden wall I am looking for a way to essentially box that gap in forming a water proof cavity, but dont know the best way to do that. the builder has since closed his business Thanks in advance for any advice Internal distance between garage wall and the smaller garden wall (our boundary) is 135mm How do I upload a photo? Thanks

Are you a tradesperson and able to answer this question?

Would like to see a photo of the problem. Measurements from face of garage wall to face of boundary wall. Have a solution in mind

Surely he could of rendered two courses at a time when building it knowing was gonna be a problem at a later date if not then he could of riw coating or black jack as we know it two courses at a time putting a fillet at bottom of block work and black jacked that to before doing next two courses would like to see photo to see your access now it been built over sized slab is good helps to spread weight pushing down on to it sound like his firm been wrapped up is the building trades gain we don't need cowboys you may have to tank internally to stop water ingress if you can't get to out side we need photos

must make a brick wall and cover the part of the garage that overlooks the garden. Using dpc at the base of the new wall which must be insulated internally so as not to create humidity and condensation inside the garage. Possibly the first 300mm of the wall covered with slabs of stone or tile. Alternatively, it could tile the part of the garage wall in the garden. The plaster can be redone but it remains a temporary job if done, plastic finishing material is not applied over the plaster.
