Is a scope of work needed for internal renovations, IF so, what level of detail is needed
Anonymous user 01/03/2024 - 3.01 PM
Hi, I have just had structural drawings completed for planned internal renovations of my home but don't have experience of going through the process of getting genuine quotes that are like for like. I assume I would need some form of scope of works? If so, what level of detail should it go into? For example, I have no idea yet on what kitchen or flooring I want, the priority is to get the structural work priced then work out what level of finishings I can afford. Thanks for any help / guidance. Jamie

Good Evening Jamie,
I would highly recommend that you have a look around the project and try to itemise as many things as you can, for example, if you'd like 3 new door and frames putting in, id specify it as " 3x Doors, 3x Door frames, 3x Ironmongery".
This will keep the project easy to price and you will know exactly what the tradesperson has priced for so it could avoid a number of hidden extras!
If you're unsure of what you will need then make sure to hire a reputable company who can look at your project and tell you what you require.
When you receive your prices you can also take it further and request an itemised quotation which will give you individual costs of each unit.
An option you can look at for the kitchen floors is to set a "provisional sum" which is an amount of money you have set to one side for this task alone to help you work out the budgets. please bare in mind that this has to be a realistic number!
in regards to the level of detail you should go into for the scope of works, ensure that you mention the specification of the items you want or need, this will ensure clear transparency with the contractor and the client as all requirements are clearly outlined and avoids any confusion.
Hope this helps!
best regards,

Hello,
Congratulations on the progress of your home renovations! It's essential to have a clear plan in place when obtaining quotes from contractors. A scope of works will help you ensure you receive accurate and comparable quotes
Provide a brief overview of the project, mentioning that you have completed structural drawings and are seeking quotes for the internal renovations.Detail the specific structural changes required, referring to the completed structural drawings. Include any demolition, wall removal, or additions that are part of the structural work.
Description of Rooms/Spaces: Break down the internal spaces involved in the renovation, such as kitchen, living room, bathroom, etc. Provide basic information about the size and current condition of each space.
If any plumbing or electrical work is needed as part of the renovations, outline the requirements and any specific considerations.
Windows and Doors: Mention if there are any plans for window replacements or door installations.
Finishing Level: As you're not sure about the final finishes, you can indicate that the quotes should be based on a basic or standard level of finishes for now. This will help ensure the quotes are comparable, and you can make decisions about upgrades later.
Materials Provision: Specify whether you'll provide the materials or if you expect the contractors to include material costs in their quotes.
Timeline: If you have a specific timeline for the project or any deadlines, include that information in the scope of works.
Site Visit: Request that contractors conduct a site visit before submitting their quotes. This will allow them to understand the project better and provide more accurate pricing.
Remember, the scope of works should provide enough information for contractors to understand the scope and complexity of the project without being overly detailed. You can discuss finer details, such as kitchen and flooring options, later once you've selected a contractor and have a clearer idea of your budget.
Feel free to adapt the scope of works to your specific needs and project requirements. I wish you the best of luck with your renovation project! If you have any further questions, feel free to ask.
