Artex ceiling sagging - still cover over it?
Anonymous user 03/03/2024 - 3.46 PM
If our after ceilings are sagging considerable (and cracked), is it still the best/cheapest option to just cover over them? Is covering over them any more difficult if they’re currently sagging? Or same job? What’s a rough estimate for a 5m x 5m room for a) removing the artex completely and replacing with a smooth ceiling, or b) covering over the after ceiling and replacing with a smooth ceiling ? Thanks All

If the sagging of the ceiling is not that bad, you can pull it up with screws, just need to find the joists then run a chalk line then screw
If it’s too much, then take it down and put a new ceiling on. This way you can insulate as well.
Not all artex can be skimmed over, so another possibility is to overboard then skim (mainly on the first point I made above)
Before you do anything, check the artex for asbestos, for your sake and the plasterer’s.
If, the cracks are deep and a lot of, you may even have lath and plaster ceiling, so get it down and put new plasterboard. This is a very messy job, you have been warned)
Price wise, will depend on the area and the plasterer so be sure to get 2-3 quotes, but the cheapest is not always the best
Good luck

You would be better off stripping the ceiling and putting a smooth one on, as I was taught if you go over the artex it will most likely peel off which means you would have to re do it all anyway.
I would look more into this though as I’m only learning so I’m not 100%

By the description you’ve given. It would probably be best to take the old ceiling down and re board and skim. Nice, clean, flat surface to work with.

If the ceiling is sagging considerably then it will be best to take down all the artex ceiling and replace with fresh plasterboard before plastering the ceiling . It’s always best to do it properly once than repeat the process again a few months/years downs the line
