The builders wont return to fix faults on new extension (after payment)

Anonymous user 01/03/2024 - 2.48 PM

We paid for an extension (side and back) at the end of July, the builders were aware of a leak in the new area of the roof during construction and said they would sort it. When the build was completed and they gave us their final invoice (which we disputed as the amount differed by £2k for 'extras'- all of which were on the original plans and were meant to be covered by original quote. Anyway we negotiated a settlement - met them half way and asked again when they would be coming back to fix the rook, as it was still letting in water after heavy rain and one of the step flagstones had come loose. We were told they would be back asap - ofcourse we are still waiting, and after several heated conversations on the telephone, where we have asked them to come to fix faults - they going on about final bill, nothing is getting resolved. What should we do?

Are you a tradesperson and able to answer this question?

Whether they are genuine extras or not is impossible to say without seeing the quote etc but it matters little. They should NOT be expecting their final payment before the job is complete.A leaking roof is a job unfinished in my book:)

jane_527, i am very sorry to hear about your bad experience with your extension. There are a few things you should of done before hiring the builder which i hope you did, such as seeing their previous work and talking to old customers. But thats neither here nor there now. As for getting this job sorted by these people, By the sounds of it i think your going to struggle, you should of payed the original agreed amount and the rest of what you settled on, on completion. Unfortunatly we hear of this all too often. My advice is to contact a solicitor, you might have to pay for putting right the problems left by the builders in the short term and try and sue them for costs at a later date. There a alot of good builders still out there, be vigulant! There is a number of things you can do to put off future customers of these builders, which is your best course of action, If these builders were found on this site, get your negative feed back on here! Because you have had an extension, im assuming you have gone through building control, notify the local building inspectors and your local building control authority, make the aware of the problems you have had. It might make it difficult for them in the future. I know this has been of little comfort, but hope it has helped a bit. Hoping you get this resolved and get the extension you want, Kevin.
