Roof & Conservatory Conversion

Hi hope someone can help, we have a really old 3.5m x 3m conservatory with polycarb roof that leaks everywhere plus windows are beyond repair. It has a dwarf wall also. We have just been ripped-off by a builder so we are trying to be cost effective as possible and maybe look at doing this myself as costs we have had to replace this with a solid roof are a joke ! I would like to removed all upvc, keep the footprint and floor and then and some pillars and a flat roof with a lantern and then just standard windows in it. Can I do this and what’s the best method and what about regs what do I need to do ref that? Any help would be great please

As long as you know what you are doing that would be the way to go would suggest a glass fibre roof making sure you flash the roof light properly ring council long as you keep to building regs and take lots of photos plus make sure the foundations are good as you will be adding weight

Hello, when building a conservatory they are classed as a temporary structure and do not need building regs. If the dwarf walls and floor have been built properly with a good foundation and insulated then they would be ok to do what you want. When you are ready to start contact building regs and there will be a fee to pay for the inspections, the building regs inspector will come and advise you and guide you through everything.

Firstly with our knowing if the foundation can carry the extra weight you shouldn’t over load. All work like this needs doing by a professional and what may seem a lot of money is paying for the expert to do the job correctly

Building regs is required when the roof is less than 75% glass building control may ask for a trial dig on the foundations also to check depth. Adding new brickwork may also cause issues with BC as they often ask for whole build to be BR compliant if there is any doubt regarding base work which would result in stripping all the foundations and starting again If you are keeping the thermal devide between the conservatory and existing house you could consider a glass roof with internal pelmet this will give the look of a flat foot iand lantern internally but avoid BR as long as you use filtered glass like CElcius one this will be a big improvement on the polycarbonate. However BR solid roofs are far superior thermally When sourcing a provider they should arrange the building control sign off and be aware when company says it’s building regs compliant this is only the case when the project gets a certificate and signed off by a recognised building control company

It is something that could be done by yourself , but you must take care to ensure the wall ties and insulation are correctly Installed. As fare as the roof gose if you havnt the experience in this I wouldn't recommend doing it as they are to many things that can and often do go wrong. Cost wise it would depend on where you are in the country, its not a cheep thing to have done but saying that it shouldn't be costing the earth either. As fair as planning , put an house holder building control application in. This would satisfie building control. Hope this helps , Stuart from acorn home improvements 07411 394539

Hi, just to back up some comments. Changing to a solid roof does require council notification. It's so important to not ignore this as it could impact your house insurance if you have not followed through getting the right certification. It's likely they will require a building warrant as it is a structural change. I would also not ignore the option of a smart glass roof. These do not require council notification as they are not structurally different but they offer a U-Value of 1.0 and self-clean. I personally have that on mine and it made a world of difference. I was in the same boat, I moved into a house with a conservatory and poly roof and it wasn't very nice at all so changed to smart-glass roof.
