What is causing bay window lintel cracking?

Anonymous user 16 March 2024 - 2.51 PM

I need advice on a bay window with a ridged roof. The upstairs middle lintel is cracking horizontally and vertically. The house was built in 1929. There isn't real evidence of wall tie erosion, although this could be a possibility. There is further cracking of seals coming away vertically from the window panes. Not sure who to ask for advice - surveyor, lintel/wall tie specialist?

If it's a concrete lintel it could be the rebar in the concrete rusting and expanding forcing the concrete apart! You really need a structural engineer to look at it!😬
