question about next door's new extension footing butting up against my extension wall.footings

Hi, not astraightforward question so pplease bare with me. Right workmen have just started work on next door's new double extension. The concern i have is we live on a faiirly steep hill and due to next door being uphill of me his house floor, inc backyard, over which the extension will be built, is approx 2 foot higher than my house floor and backyard. So, his foundations will be well above my extension damp course. Can someone kindly tell me what should be done by next door's builder to prevent rising damp in my extension....some sort of polythene Thanks everyone, next door's footings were put in last thursaday. Good to hear that the method used was similar to what 'Creation Buildings' recently described below. My only concern was the backfill was only an inch or two below my damp course so I asked the builder to make it a little deeper. The small gap at the top on my extension will be covered by lead flashing. A groove will need to be cut along the length of the new extension's wall so lead flashing can be inserted. The flashing will either br tucked or tacked under my first row of tiles with a fall for rainwater to go to the nearest downpipe. I'm pleased that I actually suggested this to the builder, though I do believe he had the same thing in mind, :- ) Thanks again for all the responses. membrane between his footings,foundations and my extension wall? I already have rising damp issues on this extension wall due to poor drainage next dooor so am hoping the new extension over his backyard, which is pretty crappy, will cure the damp I already have. That said, as his new extension will be butting up against mine I need to make sure the damp risk is kept as low as possible because once his extension is up then any damp issues will be both difficult and costly to cure. I hope my question is not too difficult to decipher and will appreciate any answers. With thanks Tony.

Without seeing the job its difficult to suggest a definitive solution although there will be one. My advice to you would be to speak to the building inspector and explain your concerns to him. He should be able to give advice and insist that your neighbours builder do it. All the best

It is difficult ond to give a definitive answer to without seeing the properties and the proposed works. However, I would suggest the new footings for your neighbour's extension have a liner (underneath the concrete) minimum of 1400 gauge DPM. When the excavations are done I would also suggest a cavity tray is installed in your wall one brick course below your existing damp proof course (DPC). This Dpc should be tied into the concrete liner, both ul and down. Although, if they are abutting your property, a party wall agreement should be in place and the local building control should oversee works. Between the surveyors and building control, they should ensure it is done properly. I hope this helps.

H there, you can request that the builders next door don’t mass fill the foundation on your side but step the concrete down and just build out of the trench with concrete blocks instead. It’s a bit more difficult but similar price wise if it’s just one side. They can then leave the void between the builds open, up to 150mm below your damp course. Hope this helps.
