Cost to build new house.

Hi, I am looking at purchasing a plot of land which is for sale which has planning position and has outline drawings for a house. I'm at the stage where I’m trying to determine how much it will cost to build the house from digging in installing foundations services then erecting super structure, roof and then internals such as kitchen, bathrooms etc and looking for a builder to fully build the project from start to finish supplying all required services joiner, plumbing etc. The house drawings illustrate the house as a 1.5 with just under 150m2 at the bottom and 75m2 in the upper. What price should I expecting to build as I’m at the stage where I cant make an offer on the plot until I know how much the build is going to cost? I've can post the drawings to help estimate. How long is a piece of string? What kind of detail and finish do you require? That determines the wide range in cost. If you are building in or around London a simple back of the envelope calculation for your purposes presently is to apply the formula C= M x P where C is build cost, M is the gross internal area in sqm and P is the estimated price per sqm which for London is between £2,000-£3,500 dependent as explained on other variables - the lower end will give you a basic shell finish and the upper bound will have a more luxurious finish. You have to factor in other costs and contingencies including structural warranty and professional fees.
