Roofer increased price of work after realising more work is needed

We are redoing our flat roof and have agreed a price of £12.5k to do it. The work started today and the roofers realise that there are stramit boards under the first layer which they can't put the new felt on. So he believes he now needs to take away the boards and replace it with insulation before finishing as planned. He has been fairly straight with us: explaining the situation and mentioning the cost will increase but obviously waiting for our approval to go ahead. However, since they've started ripping off the roof already, we don't feel like we have much of a choice. We are waiting for a detailed quote but they mentioned it could add-up to an additional 6k (for labour time and skip needed to remove the starmit boards, as well as the insulation material and 9mm boards). This is much more than we expected so we want to get a sense of whether they're pushing it too far or whether that seems reasonable. The initial £12.5k was for the following: To erect scaffold To remove existing roof membrane to both gulleys front and back To install a new tiled section to fromt and back of property including a new treated batten and membrane To install new flat roof at crown of property with new 3 layer fekt system and new 18mm smart ply The new additional quote is for: To remove 3 different roof membranes To remove all concrete stramit boards To install new furring piece ( creates new roof flow ) To install a new 18mm ply board to roof joists To install new 100mm insulation board To install new vapour barrier To install new 18mm ply board

sorry having trouble understanding this as it sounds kind of weird that they were going to remove the top boarding & covering and re-felt on the under board without re-boarding or insulating the roof, while I can understand how insulation boards and new boards will increase the price, new board should have been included in the original quote as felting on old boards will only cause problems long term, what exactly were they going to do to the roof originally, what type of flat roof were they installing a cold or warm roof, without looking at the original quote its really impossible to say if its bad or good, while I accept it is a little bit of hassle because your roof is already started i think you need an independent survey on what is the best way forward from someone who has nothing to gain & will only supply a report on the condition & best way forward for your roof ,this will cost you but may save you in the long term to establish if this is the correct solution. sometimes on removal of a roof covering things can be found that are not visible on initial inspecting & need to be dealt with but the fact you are feeling unhappy leads me to believe you feel you may be getting a raw deal , at least your roofers have been honest and informed you rather than just cover it up so in reality it really depends on if you trust what your are being shown or told or if you have doubts, if you have doubts get a survey, if you believe you roofers go ahead. good luck Alex

Hi Dom, It’s definitely better to get those stramit boards up as it will only cause you problems down the line if you were to overlay. A warm roof would definitely be the option I would push for, so you will need to check that the roofers are installing a built-up felt system which should consist of; -18mm OSB3 or plywood deck - Vapour control layer - PIR board - Underlay - Mineral felt Do you know the size of the roof in total? Circa £18k does sound excessive (but will depend on the size of the roof). Personally, we would recommend a single ply system (Sika-Trocal or similar) for larger flat roofs as they are longer lasting (35+ year life expectancy) and the aesthetics give a sharper finish than a typical felted roof. Everyone keeps going on about replacing the stramit boards which I would agree with but these are clearly wood wool slabs With cement on top so should be fine to leave down and go over the top with vcl insulation underlay and cap sheet

What’s the area to be worked on, also there is nothing stopping you receiving other quotes and advice, I personally wouldn’t continue work until customer is happy and a quote of additional work has been accepted, unfortunately some jobs can change but communication, transparency and trust is essential so gain outside advice if you are concerned, a good company will be ok with that.
