Badly laid patio - what are my options

Anonymous user 23/02/2024 - 3.52 PM

I had a patio and side access path laid in August 2022, with an Indian sandstone finish and have been chasing for snagging ever since. Possibly now facing the prospect of small claims court. Is it possible to get a professional snag list done on this job? Issues are: loose tiles, inconsistent levels, poor brick work on retaining wall,no drainage and less than recommended spacing below damp proof layer on house. Builder has offered a partial fix in re-laying loose slabs but I am very concerned as tiles weren't primed so will continue to come lose over time. Any help is welcomed! Thank you, Jamie

Have a surveyor check it out and right you up some paper work to bring to court. By the sound of it you'll win and be reimbursed.

Agree with the above although I fear you may have to give your previous contractor an opportunity to rectify first? You may be able to get round this by arguing that the initial work was substandard and have lost faith in said parties method's or that the relationship has been soured. Might be worth checking with citizens advice first. All the best, Dan

It is best to get a professional out to take a look and assess the work by the sounds of things it would need re-lifting and relaying because if you fix X amount of slabs, the others can come loose at a later time

Get a surveyor out before the contractor comes back and you will have a snack list if the contractor doesn’t want to do that you are entitled to be reimbursed
