How do I know if a wall crack is structural?

Anonymous user 16/03/2024 - 2.50 PM

In the last 3 months, we have just completed a loft conversion. Today in my uncle's room, I noticed a large crack going down the corner of the room in his 1st-floor bedroom. This is a shared wall in the middle of the property with the room directly facing our garden. The corner the crack appears is located on the outer wall side. Upon inspection, there is a thick piece of the corner crack came off, this piece included plaster and plasterboard. Upon inserting my fingers in the crack, I can feel a gust of air moving around. I am worried, as we will be converting this room into a bathroom in the next few weeks. Is this a structural issue? I have pictures but unsure how to attach them.

Are you a tradesperson and able to answer this question?

Most structural engineers deem anything over 6mm a structural fault. It’s wise to remove the plaster board etc and investigate further, and also contact an engineer. Helical bars on cementitious grout would help tie loose brickwork courses. Photos would help!

Has the footings been checked on the lower part of house, or it could be where the building work that’s be carried out will need time to settle, I would strap the crack and fill with resin hope this helps

Hi,i would advice to do a trial pit next to foundation where the crack is,if its continues right to the footings, likely you will need an underpinning done. Regards

cut the plaster off, follow the crack to the top, cut out the crack and rebuild the brick work with solid engineering bricks, and put a cut down 6inch lintel across to make it stronger, but normaly u find it wants underpinning at the bottom of the wall out side
