Repair or replace - incorrect roof pitch for velux

Hello, We have a common issue, a velux on a single storey extension that is c.12 degrees rather than 15 for the window. It is fine bar stormy weather or snow when it leaks, this is getting worse since we moved in in 2017, the extension was built in 2015. I have had two quotes, one to repair and improve the flashings and tile around the window as signs of bodged tile job. This is cheaper and they say will last 3-5 years. Second quote is to replace the whole window and tile with the new velux low pitch offering. This second option seems the most logical as I worry a repair job will not work and we will end up with a replacement but I am unsure. Any advice as this is such a common issue? We have new born twins and so money is a bit tight.

Hello, In my opinion i would always say when problems occur like this to remove the problem in its full form and clearly velux have made a low pitch offering to use in my opinion to you and if you are still unsure about this then phone velux up direct and ask them yourself i find that velux technical are very highly trained and sometimes can teach us professionals a thing or two. In my opinion and experience I would replace the whole window and maybe even the tiles surrounding! Repairs could help but would not last long until needed again.

I would definitely replace the window for a specific low pitch window. Any repairs may work temporarily, but eventually (extreme weather spells) the problem will be back

It’s pretty vital to have the correct roof covering/windows when it comes to a low pitch. The low pitch slows the offloading of the water which then can be blown in through the flashing. Hopefully this helps. Kind regards Pete Devanny Roofsmart sussex ltd

Get in contact with Velux direct, they now do a low level flashing kit. If this is compatible with your existing Velux window then it may be possible to just swap over the flashing kit. Either way their technical department will be able to check and advise options.
