Preventing wall ties from further corrosion / expansion

Hi all, Just after a bit of advice. We have an old 1950ish house with the old fish tale wall ties which are starting to show an issue may be starting. There are no major cracking or lifting yet, but we are seeing some loose pointing which I’ve temporally patched up. I have neoprene ties fitted on a section of the house and will tie the rest up in the next few weeks. I was wondering if rather than individually isolating each of the old ties and having to repoint pretty much everywhere, if anyone has any thoughts on using a waterproofing cream such as permaguard and the likes to prevent any moisture reaching the old ties and preventing them expanding any more…? Alternatively, even Rendering which we may do in the future anyway. Any thoughts on if preventing moisture reaching the old ties would stop any further expansion and damage? Thanks Lee!

The waterproof cream will help and so will rendering. Reporting won't do any harm at all. Over the years the ties will start to go discoloured or look like corroding but they will still be ok. If nothingvas started to lift or have no major cracks then there is nothing to worry about. Hope this information helps. If there is anything else then please get in touch

Hi The problem with going through all the procedures that you talked about above is 1. There is no guarantee it will work and if not the Ties could keep corroding 2. If you came to sell the house and the surveyor found the corroding ties, then I'm sure it would be a lot more 3. If you spend money on rendering and repointing, I'm sure replacing the ties would be cheaper and you may not need to replace the ties when you open it up Just my opinion

Hi Lee Once corrosion sets into the old fish tail ties it won't stop ! sooner of later they will have to be replaced. pj

Thing is you must of opened up the cavity to be able to see these ties or if you can see the cavity openly then lots of things you can do most ties are and was stainless steel in design reason stopped using fishtails they do expanding repointing yes your house is over 70 years old so some repointing will be needed mortar doesn’t last for ever what your doing with drilling new tries is good moisture will alway be around cavity this is why we put cavity trays over lintels you got to remember brickwork takes all weathers so dam alway around rendering may need planing as well cavity fill insulation can help as well but if your that worried about the ties your best paid for structural engineer to give you full report
