Garage roof standing water after replacement

Anonymous user 16/03/2024 - 2.50 PM

I had my garage roof replaced last year by a local company and they fitted a rubber compound. My garage is one that links to another garage with previously a gulley down the middle to drain the water away. Since it was done, I am getting huge amounts of standing water, I imagine maybe 400 litres sat on the roof and it doesn't disperse, when I challenged the roofer he said its fine, the rubber is guaranteed not to leak for 80 years. Am I right in thinking that he is fobbing me off? The problem I have is that my garage wasn't leaking prior to the replacement it was my neighbours and because of the leak on my neighbours side they paid for both to be done, so I have no paperwork or anything from the roofer. Also, my neighbour has now moved but I was copied in on the original quotation so I know who did the work etc.. I have asked the roofer to look at the garage roof again and see what happens, I am after some advice from a roofer about the standing water on this rubber compound and the joints, is it correct that the roof will last this length of time?

Are you a tradesperson and able to answer this question?

You are correct in thinking he is fobbing you off, water will get under the rubber eventually at the joins if there is that much water lying on the roof apart from the weight putting extra stain on the joists, no company I know off gives an eighty year guarantee on rubber Sound like it was just over boarded &not stripped back firring strip installed. to allow for water run off and then reboarded. What guarantee has he given Good luck Alex

no roofer is going give 80 years, yes rubber life span is very long , the company normally tell us 45 but am sure if it done properly without any joints then it will never leak. but which customer want 400 litres of water sitting on their flat roof ( none Lol ) you need get some one out to peal back the rubber take boards up and fit firing strips. all the best,

The roof is holding water for one reason there is no pitch, furings should of been fitted to the roof before the osb boards to take the water to the lowest point which should be where your gutter is. Its basically flat which is why its holding water. Any qualified roofer would do this without hesitation.

no membrane manufacturer guarantees more than 20 years...and standing water on the roof is not indicated at all no matter how resistant the membrane will be. The weight of the water will create additional pressure on the roof structure causing it to eventually buckle and give way to the water. The very idea of the roof is that it removes water from the house providing protection regardless of whether it is a flat roof or pitched roof
