Is my Chimney breast part of our structure?

We will remove two chimney breasts (one column) from our property. We just finished a loft conversion, all chimney stacks have been removed. However, is our chimney breast still a structural issue when removed? Both are located on an alleyway wall as we are end of the terrace property. We can also see chimney is just hollow and does not support any floors or celings. Do we need to get a structural engineer involved?

A chimney breast is a structural alteration. If your chimney breast is real you need to get in touch with a structural engineer. A real chimney breast is likely to have been constructed at the same time as the house, thus support beams may need to be added to support the masonry above. A structural engineer will be able to determine what is needed and make any necessary structural calculations. Before commencement of the project, you will need to submit your structural calculations to local building control for approval.

When removing any chimney stack, you should get a structural engineer out to check the structural of the building. It's always better to be safe than sorry.

When a house is built it’s on footing of some type, the chimney won’t be, BUT if it’s a old building it may be helping the structure of the house, You would then need to make sure you key old into new with the brick work to keep the strength. Any professional builder will know this.. Not that there’s many about any more
