We call this public liability. Most builders will have a policy that covers 4 million in damages, manufactural issues and poor workmanship, larger contractors require a 10 million plus policy.

When having work done on your property, it is important to ensure that the contractors or builders you hire have adequate insurance coverage to protect against any potential damages or accidents that may occur during the course of the work. To ensure that the contractors have sufficient insurance coverage, you should ask for the following: 1- Public Liability Insurance: This type of insurance covers any damage or injury caused to third parties or their property during the course of the work. The policy should cover the full value of the property and any potential legal expenses that may arise as a result of the incident. 2- Employer's Liability Insurance: If the contractors have employees, they should also have employer's liability insurance to cover any injuries or accidents that may occur to their employees during the course of the work. It is important to verify that the insurance policies provided by the contractors are up-to-date and that they cover the specific scope of work being performed. You may also wish to consult with a qualified insurance professional or legal expert to ensure that you are adequately protected.
