Extension work didn’t pass building control, now builder is ghosting me. What would you do?

Anonymous user 09/03/2024 - 3.33 PM

Hello. I’m just looking for advice please. I had a small roof terrace build and building control wouldn’t sign-off completion because the parapet walls are not high enough. The builder is now ghosting me and wouldn’t respond to communication to fix the work. What would you do? Take builder to court? I’m expecting remedial work is approximately another £4000 with someone else. Just looking for advise really. Hopefully, this will help me think more clearly and it’s a bit stressful trying to sort this out. Thanks! Stressed-ball

Are you a tradesperson and able to answer this question?

Hi. I would agree with home building. Write to them formally ensuring they receive receipt of the letter whether this be by email or post advising that if they do not respond within 14 days you will be taking them to court. I would then contact trading standards as you may not be the first person to complaint about the business . You are eligible for 30 minutes free legal advice with a solicitor. Make contact with a local solicitor and ask for 30 mins free legal advice to understand your potential options and potential costs. Good luck

Obviously building control have not passed his work so you are being fair in giving him 2 weeks to respond, I would also contact HMRC to see if he is going into liquidation and HMRC apparently can stop Liquidation in a situation like this but you can look into this as well. Am just giving you another option, and I hope all works out as we don’t need Cowboys builder’s . Did u get the builder on My builder , which is something else that My Builder might help you with.

Hi We may be able to help more, have you any photos, how high are the parapets and What is the additional hight building control are asking for. Is this in writing The remedial cost seems a bit high for a small terrace extension, The 2 weeks notice is fine hope you hadn't paid in full befor you received building control sign-off. Is the roof a flat roof, a london tiled roof with a central valley or box gutter. Or a standard tiled roof with a box gutter then parapet walls I am just trying to picture what building control is not happy about in a bit more detail. This should be an easy fix on a small extension. They company that carried out the extension work maybe struggling financially having to pull money in else where and can not afford to come back. The next step is a small claims court, You may need to get the work done then take them to a small claims court to get the money back. You need to know the financial status of the company.
