party wall law repair cracks in garage? Price new garage roof and seal from neighbour's.

Floor to ceiling cracks have appeared in 2 walls of my garage and store which are at right angles to each other and are party walls with my neighbour's store, which I'm pretty sure she worked on a short time ago, one crack in each wall. I just want the repairs done and with minimum fuss, but need to know if I would have to consult a Party Wall Law surveyor before any repair and invoke Party Wall Law, how the cracks can be repaired, and if there is a method that complies with Party Wall Law but doesn't need a formal Party Wall Law procedure. My garage is in my garden, detached from my detached house. Attached to it is my store. Both are attached to a neighbour's store and garage and the neighbour's store and garage are attached to her house. The line of her garage and store are a step formation, rather than her garage and store walls being in a straight line, so that her store wall forms part of one wall in my garage and another in my store. The neighbour bought her house over three years ago after it had been empty for some time, but hasn't moved in yet. She's rarely there now. I bought mine a year before. The neighbour has done extensive renovation to her property and has been uncoopertive to say the least. Past discussions with her about other matters concerning her renovation, mostly to help her and fit in with her plans, Party Wall Law and my attempts to be a good neighbour have failed, and she disregards any plans between us on a way forward or ignores me. It seems that she's now ignoring me completely, but is rarely there. I don't know whether or not her work has caused the cracks. As well as the internal wall problem, an external wall of the neighbour's store runs along part of my my garden and is in poor repair, large step cracks in the masonery, which might impact on my structure, ie store etc. Is there any way of sealing my garage and store from her property and making the garage and store structure less vulnerable to any problems with the neighbour's structure? ? At the moment it's an old asbestos roof with gaps between that and the brickwork at "ceiling" level and some of the roof sheets overlap with her garage and store. I know that Party Wall Law would apply for any work to the roof.I want to use my garage for storage, as well as the store. I know that removal of the asbestos would require specialist contractors. Double garage. How much would a new roof likely cost? Options of types? Had I known that more than the neighbour's garage was attached to my property, and particularly that the store is accessed by a normal internal door from her main house, I would not have bought this house, but it didn't come up in the survey and I only became aware of it not long ago from plans the neighbour submitted as part of a planning application.
