New Build
Bubbling paint and moist plaster board outside shower glass doors
Anonymous user 1 March 2024 - 3.01 PM
Hello,
I moved into my flat 2 years ago (new build) and after a few months noticed a small patch of paint in the lower corner outside the shower glass panel, was bubbling up. The builders came round, cut out the plaster board and found nothing, no leaks inside the wall or shower or anything of concern.
However 2 years later, the plaster board now seems to be moist from the damp and the area with the bubbling paint is slightly increasing.
Is this a damp issue? A leak?
I haven't noticed other areas of concern in the bathroom.
Are you a tradesperson and able to answer this question?
New builds must have a ventilation fan inside certain rooms as part of LABC - building control. Bathrooms are one of these.
Plasterboard should NOT be used as backing boards inside shower areas. Cement fiber boards should be used. Small amounts of moisture can travel through grout. Hence why a cement backing board should be used in shower areas. Its seems as if a small amount of water is getting behind the tile and then traveling through the gypsum board.
Bad Silicone joins could also be the source of water passage too - at the base of the shower screen to tray junction. Or tile to tray junction.
Without more info and pictures these two sources would be my first look.

You should install a ventilation fan in the bathroom that should solve the problem.
