Single Skim Brick Wall, need to extend conservatory to match the wall

Anonymous user 01/03/2024 - 3.01 PM

Have bought a property which has a conservatory. Connected inside the conservatory there's a toilet & next to it has a utility room and a workshop room. Toilet/UtilityRoom/workshop room is one Whole room that is divided by single skim bricks. Outbuilding Consevatory is in bad shape and had to remove the roof which has the plastic roof sheets due to scaffolding. What I wanted to do is extend the conservatory brick wall further out, so it's extract in line with the Toilet/UtilityRoom/workshop room. Have uploaded Photos here: https://drive.google.com/drive/folders/1G8SfZAoB2wNhFyV3ppihdQnlVXQvREs1?usp=share_link What I wanted to do is extend the conservatory bottom wall to be in line with the other building. I don't want to go down the route of full extension as that will be too expensive for me. Only issue is, the workshop/utility room/toilet has only a single wall, so no insulation. Im assuming, if I was to rebuild then I will have to get new footings. I wanted to know what is the best solution for this. Currently the roof is asbestos, so will add felt roof on top. Was thinking whats the best option to use what I have and possible extend the conservatory and put a felt roof on top. Am I able to do that? Will I just need new footings for the conservatory. Also Can I just not insulate the walls from inside with timber/boards to make it meet building regs? I was going to just use these rooms for like a home office. Thanks

Solution, You can insulate from the inside using a 100mm stud wall with rigid insulation or rockwool between 75mm and 100mm but maintaining an air gap of 50mm between the brick and new studwork I would also add a vapour check plasterboard to dry line the inner face of the new timber studwork, I am sure this would meet current regs

The only thing I would add is maybe a vapour membrane to be attached to the inner face of the single brickwork.

It all depends on what your wanting? If you want it done properly and I have understood it right. I would recommend double wall with insulation. You will be able to add a second skim on the outside in line with the extension. That way it would be a proper extension adding to the value of your house. Or just carry on single skin but I would recommend using British gypsum wall lining or alternative it is metal rather then wood. I would also use insulated board with a vapour barrier attached. Much easier and cleaner. Less likely to be affected by damp as it is single skin.
