Restoration & Refurbishment

Single room at a time, or entire floor?

Anonymous user 28/02/2024 - 4.06 PM

There's probably a lot that could be improved on the property, new plaster board ceilings, squeaking floor boards need attention, possible re-plaster, re-arrangement of electrical sockets, new doors and door frames, new bathroom, new skirting boards and maybe some other stuff due to not much maintenance other than decorating for about 70 years. Should I approach this room by room or do the entire first floor as one? The property is lived in and there isn't a budget yet but I'd like to start planning with a solid plan. Any advice is appreciated. Thanks.

Hi, I would suggest that you get major work out of the way first. Making sure the house is safe proof to live in. I.e ceilling plasterboard, electrical sockets. I would also suggest that you take your time and save up some money as doing it one by one would caused disruption to your life.

You need to work methodically. Get an electrician to check fuse board and new location of sockets. Depending on the age of the property this will determine the amount of plaster work required. I would suggest getting a reputable plasterer in to examine existing. No reason you can’t do room by room but depends on you’re circumstances. If you’ve got a family and a tight budget beware it can be stressful.

Get all the electrical and plumbing work done first. Then all the door linings should be fitted. Then it can all be plastered up to. Flooring can obviously be done last. Having each trade complete all works involved in one hit will ultimately save you money as this will involve less travel and paperwork. Hope this helps 🙂
