Hot water from tap leaves smell on things that come into contact with it

Anonymous user 28/02/2024 - 4.06 PM

Update 01-04-2023 Thank you very much everyone for your replies. We are taking this issue up with both our plumbers and with Welsh Water as now the problem is also happening with cold water is heated via any means not just heated by the boiler/comes out of the hot water tank. ———————————————————————————— We’ve noticed a wet dog type of smell on items that have been in contact with hot water from our taps (glasses, crockery, towels etc.). This doesn’t happen with cold water from our taps. Do you have any ideas what this could be and how the issue can be resolved please? Thank you D & R Property and Plumbing Maintenance for your reply. It is a mains fed hot water tank with a pressure cylinder.

Are you a tradesperson and able to answer this question?

does your hot water come from a tank in loft into a cylinder where it is heated, if so your tank may be contaminated , it could also have some sort f algae living in it. then the only thing that may impart any tainting of the water would be the rubber membrane in the expansion vessel, ( pressure cylinder ).

As D & R have said there could be a problem with your expansion vessel. Turn of your incoming cold water, now open the hot tap, does it run for a while before stopping or does it stop pretty quick, if it is the latter then this would indicate a failed expansion vessel, if this were the case then you would probably have discharge from the pressure relief valve. Is your cylinder heated from a system boiler or immersion heater.

I have came across this problem whilst doing a renovation. The building was empty for a while and it was getting turned into flats which took another 10 or so months. Bacteria gathered in the tanks which then had to replaced to rid the problem. The tanks could have been cleaned however the flats were going up for sale and they were replaced due to getting the problem resolved correctly. Bottom line is the problem will be Bacteria based and everything after the rising main must be thoroughly cleaned from the header tank immersion tank to faucets
