Raking/Repointing Costs on 1930’s Terraced
Anonymous user 28/02/2024 - 4.06 PM
I’m a first time buyer and my homebuyer’s survey recommended a damp specialist due to high readings in places. The house is a two bed terraced, built in the 1930s based just outside of Birmingham. As a result of both surveys, I have the received the following: 1. The fireplaces have been removed but adequate ventilation has not been added. This has caused a build up of damp, which is now starting to impact adjoining walls. Recommendations have been to add correct ventilation but also the raking and repointing of the chimney with a breathable material (lime mortar) 2. As a result of the above, there is a shared entry and the side of the house (behind the chimney breast) will also need repointing due to the same reason. 3. The front of the house, at the lower level has a damp proof course but moisture readings are 999 on the top level so repointing recommendation as above. 4. The same applies to the rear of the property. There is a conservatory with missing pointing. Effectively this is repointing the whole house (front, back with conservatory and the one level side within the shared entry) and then the same with the chimney. Am I right in saying this is about £10K worth of work? I’m just trying to see if it’s worth actually purchasing the property. Thanks!
