Loft Conversion - Structural Calculations and Local Authority

Hi, I have a question: We are getting our loft converted under permitted planning, and we wanted to know if the local authority needs to approve structural calculations for the structural works. I ask as we have begun the work with our loft converter and we have had the first inspection but the Local Auth structural engineer has not checked the calculations as they are on holiday. The beams have been put in place as the project is time permitted, our developer says it will have no issue. We have got Building Notice - but planning permission as we don't need one as this job is under permitted planning. Any thoughts?

The planning has to be approved by local Authorities before any structure work can be done. Without approval and permission you should not start any construction work.

If you have hired a building control inspector from a private building control company then it should not be an issue because the building control company would have submitted your plans and calculations to local authority anyway. As the regulations are: one should submit the architectural plans and structural calculations to council through building control company (if they are using a private building control inspector) and awaits 5 working days to start the works. This is because if the local authority want to raise any objection then they would do so within 5 working days of plans submission. It is same for doing works building under permitted development rights and also for the build under approved planning applications. Hope this helps.solve your query.

Your structural engineers calcs on any structural work has to be agreed by local authority engineer. Seldom have I come across conflicting calcs! As long as the building inspector has seen the structural work and taken photos then I would think you are ok, maybe you can carry on as long as you don't go to far that if they disagree that you can't alter works.
