Leak and damp in and around ensuite

Thanks Shaun from Maine plumbing. Thank you for the detailed advice . Wish you were in Essex! What do you mean when you said builder installed the shower enclosure onto the shower tray up against the tiles and then sealed the shower tray internally and externally without sealing the section on the shower tray .We are getting a bathroom fitter and I feel we need to explain this to him to get it repaired .Regarding sealant we got it sealed by professional Mastic man and can see no gaps through the seal .I was wondering would the leak be from the tiles on wall as it is split face mosaic tiles and don't know whether it is sealed properly. We thought the builder knew what he was doing and should know not to seal the vertical sections of shower bracket .thanks

Hi Mrs. George, Sorry to hear your problem, I am an experienced bathroom fitter and it could be any one of several issues, however I believe the problem could be the fact that the builder installed the shower enclosure onto the shower tray up against the tiles and then sealed the shower tray internally and externally without sealing the section on the shower tray that the enclosure brackets fix on to the wall at tray level, this will cause untold damage over time and will become evident quite soon on. Other problems could be poor sealant, the sealant being of poor quality and letting water through when you have a shower, solution , remove the sealant and reseal with a quality sealant such as everflex 500 bath and sanitary sealant from tool station. Note; do not seal the vertical sections of the shower enclosure brackets internally as these act internal drainage. It may be porous grout, you could use a grout sealant spray available from the tile section in wicks. It may be a leak under the tray from the trap etc? Best of luck. In response to your follow up question, the vertical brackets that hold the enclosure in place may have been fitted before sealant was put on the shower tray behind these brackets it's about 25mm each and if it's not sealed water will potentially poor through this location, the only way I can answer your follow up questions is by editing my original answer which is strange and makes my original answer look long and strange. Hi so sorry to hear about your problem. There's 1 type of quality paint which if applied to your walls will surpress the mould for min. 5 year. I have worked with a client who had same problem and witnessed this paint do magic. (Anti mould paint). Hopefully you resolve this problem

Anyone who thinks covering up this problem with a MAGIC paint is the way forward needs to give his head a wobble
